What happened in Westmere

July 2026, the story.

Westmere stayed the tightest rental market of the inner-west suburbs through July. Through the whole of our late-July daily watch, only around half a dozen homes were advertised for rent online in the entire suburb at any moment - the scarcest supply, and the highest asking rents, of the three suburbs we track.

The bond data tells the same story from the settled side: only 30 new tenancies were lodged in the March quarter, at medians of $950–$980 a week across Westmere's two statistical areas, and the top quarter of tenancies settled above $1,200. With so few data points, a single villa or a single apartment block can move the suburb's headline number - which is exactly why suburb medians should inform, not set, an individual property's rent.

Only three in ten Westmere households rent, so every quality rental that does come up is scarce by definition. For owners, that means genuine pricing power - and a market where an accurate, property-specific appraisal matters more than anywhere else we manage.
