Aspire didn't arrive in Takapuna — it started here. Our first office was on Milford Road, and since 2015 our headquarters have been on Anzac Street, in the heart of Takapuna. Our managing director, Mike Atkinson, grew up on Milford Road and went to Rosmini College; our general manager, Daisy, went to Westlake Girls. We're North Shore people running a North Shore company.

That matters more than it sounds. Being based in Takapuna means we can be at almost any rental in Takapuna or Milford in a few minutes — for a viewing, an inspection or a maintenance call — not stuck on the harbour bridge for an hour. And it means the local knowledge behind your appraisal isn't researched off a website. We know which streets sit in the Westlake and Takapuna Grammar zones, which apartments rent in a week and which need the right story, because we've lived it.

Across the quarter, settled rents ran between $600 and $755 a week in Takapuna and between $760 and $830 in Milford, varying by the statistical area within each suburb. These are rents on tenancies that actually started, not asking prices.

Through late July, around 60 homes were advertised online across the two suburbs at any one time, with asking rents clustering in the mid-$800s. Asking rents sit above settled rents here, which is normal and is why the bond figures above are the better guide.
