Property Listing

We have an in-house content writer who ensures your property marketing stands out from the crowd. We take great photos, and we ensure the rent appraisal is accurate, so we attract as many prospective tenants as possible to choose from.

Tenant Selection

We review all prospective tenants using background checks, including credit, landlord and employer checks, as well as social media, justice department and district court screenings. We meet every prospective tenant face-to-face and we will never rent your property to someone who hasn’t viewed it.

Rent & Finances

We collect the tenant’s rent weekly and have strict procedures for non-payment. We do not tolerate rent arrears, ensuring your rental income is always reliable. We study the rental market and suggest rent adjustments every 12 months as the law allows, so that you are always getting the most from your rental property.

Property Compliance

We understand the multiple rules that property owners must obey. We do the hard work for you by learning and communicating the latest changes in legislation. It’s our job to ensure you don’t experience any surprises or penalties. We also represent you at the tenancy tribunal if the need arises. Is your property Healthy Homes compliant? We can make sure that it is.

Maintenance

Good maintenance is so important for your residential investment property. We have an in-house maintenance team so any problems with your property can be dealt with quickly, thoroughly, and at the best price. Invoices are easy to read and we don’t add management fees to maintenance bills.

Inspections

We conduct thorough entry and exit inspections and we inspect your property every 3 months on an ongoing basis. We provide extensive condition reports, including photos, and use the latest camera technology to ensure every detail is captured at an entry or exit. Routine inspections are essential to keep most insurance policies valid.

How residential property management works.

Whether you use a manager or not, it pays to understand what has to happen for a rental to run well. Here is the short version - what it is, how it differs from commercial, how to choose a company, and what it costs in New Zealand.

What residential property management is

Looking after rental homes - houses, apartments, townhouses and units - on the owner’s behalf. In practice that means the whole tenancy lifecycle: marketing and appraisal, tenant selection, the tenancy agreement, weekly rent and arrears, three-monthly inspections, maintenance, Healthy Homes and Residential Tenancies Act compliance, bond lodgement, monthly statements and rent reviews. The six-part list above is exactly that lifecycle as we run it.

Residential vs commercial

Residential means homes and people; tenancies usually start fixed-term for six to twelve months and then go periodic, and the day-to-day is tenants, rent, inspections and upkeep. Commercial means offices, retail and industrial premises leased to businesses on multi-year terms, with lease negotiation, common-area management and commercial compliance in the mix. Aspire runs both, with separate teams - here is the commercial side.

How to choose a company

Five questions sort the field quickly. What is your Google rating, and how many reviews sit behind it? What are your vacancy rate, days-to-rent and arrears figures? Do owners get a portal with live rent and finances? Is there anything added on top of maintenance and other bills? And is there a lock-in contract? What it costs in New Zealand

Most managers charge a percentage of the weekly rent - commonly 7.5% to 10% - plus a letting fee when a tenant is placed, often one week’s rent plus GST, and sometimes extras for advertising, inspections or tribunal work. Always ask for the full schedule and whether fees are added to bills; that line alone can be hundreds of dollars a year. Do I need a property manager, or can I self-manage?

A manager typically pays for themselves through shorter vacancies, better tenants and avoided compliance costs. If your time or your distance from the property is the constraint, management is usually the right call.
