We started our daily watch of Ponsonby's advertised rentals in the last week of July, and the suburb barely moved: the number of homes advertised for rent online held in the high 30s right through to month's end - a healthy but not oversupplied market for a suburb of this size. Asking rents ran from one-bedroom apartments in the high $500s to family villas at $1,200 and beyond.
The most recent Tenancy Services bond data (March quarter) shows what tenancies actually settled at: a median of $945 a week in Ponsonby East, where most of the quarter's 30 new tenancies were lodged, and $710 a week on the western side. The spread is wide - the top quarter of tenancies went for over $1,100 a week - which is Ponsonby in a nutshell: the same street can hold a $600 flat and a $1,500 villa.
For owners, the picture is a market that rewards precision. Demand is real - Census night counted four in ten Ponsonby households renting - but tenants have dozens of options at any moment, and the homes that rent fastest are the ones priced to their true segment from day one.
