Where these numbers come from

Rents come from Tenancy Services rental bond data (Ministry of Business, Innovation and Employment, CC BY 3.0 NZ), covering bonds lodged from July 2025 to June 2026. “Typical rent” is the four quarterly medians combined and weighted by the number of bonds behind each. That is close to a twelve-month median but not exactly one, which is why we call it typical rather than median.

It counts whole homes only: houses, flats and apartments. Rooms let individually are priced per bed and would drag the figure below what a whole property rents for. Where fewer than 20 bonds were lodged in an area over the year, no figure is shown.

A known issue in the Tenancy Services bond data. Tenancy Services moved to a new bond system in late 2025 and says its data is provisional while that happens. We have found one specific effect: since the new system, homes whose bedroom count used to be recorded as unknown appear as one-bedroom houses. One-bedroom houses went from about 5% of new house bonds to about half from January 2026. Until this is corrected, treat the one-bedroom house rents and the split between houses, flats and apartments with caution. Typical rents move by only about 1 to 2% as a result, but year-on-year changes are less reliable. We have reported this to Tenancy Services.
