Prospective tenants will get their first impression of your property via Trade Me when scrolling through a large selection of listings that often appear underwhelming. By having high-quality professional images, you will have the best chance of standing out and capturing their attention.

Emotional Connection

We have all scrolled Uber Eats, which is now filled with delicious-looking photos of food, or shopped for clothes online with perfect photos of the shoes we now know we need. We have also envied someone else’s curated and edited holiday on Instagram. The right photographs will create an emotional connection and get more people through the front door of your property.

High-quality photos also demonstrate to a prospective tenant that you care about the rental property and the tenant’s rental experience.

Beyond the Basics: Professional Expertise

While recent iPhones can take extremely reasonable photos, a professional photographer comes with expertise and artistic ability that a property manager does not have. The correct angle, lighting, and composition that work with your property’s strengths and minimise weaknesses make it stand out from the other listings on Trade Me.

A study by Redfin, a large property listing site in the United States, showed that properties with professional photos sold three weeks faster and at an average of 2.5% higher than those without.
While this study was on sales and not rentals, with rents increasing, and along with them the cost of vacancy, the case can be easily made that professional photos will make you money as an investor. A good set of photos can easily last you five years before becoming out of date.

I strongly advise all of our clients to use professional photography; I have not listed a property of my own without them since 2015. The photos stand out on Trade Me, attract more people, and increase your likelihood of getting a high-quality tenant at a higher rent. Professional photos have become the norm for selling a property, and as the cost has come down and the value of rents has increased, they should now become the norm for landlords.
