Why should I use a commercial property manager?
Managing a commercial property can be time intensive and stressful. By partnering with Aspire Property Management as your commercial property manager, we ensure the entire process is taken care of on your behalf.
Who pays your fee?
A large majority of leases allow the property owner to pass the management costs onto the tenants via the OPEX. If your lease does not allow this, then the fee is charged to the property owner.
How do you manage OPEX?
We oversee the collection of OPEX on your behalf. We collect it in accordance with the lease and our best practices. As each lease and property/tenancy mix is unique, we can discuss this with you as part of our pre-engagement process.
How often do you complete property inspections?
We suggest completing a property inspection at least twice a year. We use inspections to build quality relationships with your tenants and ensure that we monitor the four key areas of maintenance:
- Corrective maintenance
- Preventative maintenance
- Risk-based maintenance (health and safety identification)
- Predictive maintenance
Following each inspection, you’re provided with a full report and photos.
Can you attend Body Corporate meetings on my behalf?
Yes. Just let us know when you sign up or before an AGM/EGM that you require this service.
As the owner, you must provide us with a signed proxy form. We can then attend and report back to you following the meeting.
My commercial tenant has stopped paying his rent, can you help?
Yes. Many of our customers come to us when they have an issue that has gotten them into an area they no longer feel comfortable dealing with. Non-payment of rent or OPEX is common, and we have all the processes and systems required to oversee this on your behalf. We can discuss what strategy is right for you.
